Evaluating the Flood History of a Home

You’ve decided to buy a Florida home in 2020 and one of the first things you’ll be doing is making sure the home you’re interested in undergoes inspection. This is a smart move as it can potentially reveal issues that may make you think twice about purchasing. For example, maybe the home has a history of flooding.

One way to get an idea as to whether a home has flooded is to check whether it’s in a flood zone. On the other hand, if the home has experienced flooding, a reputable inspector may notice damage such as ceiling or baseboard stains. Checking the ground contour can also help. If the ground seems flat and level but then suddenly drops a couple of inches, it may indicate that the home has experienced flooding before.

The seller of the home may not disclose issues the home may have, including flooding. Hence, it is your responsibility to ensure that you do thorough research so you don’t purchase a home with problems you’ll need to pay to correct.
